The financier purchased a more modest island - the Little St James - back in 1998, but later purchased the more expansive adjacent island in the year 2016 for approximately $22.5 million.
The released images suggest he had formulated plans to transform the substantial island by building homes, an open-air theater, an underwater office and a swimming pool.
Visible on the drawing is Pillsbury Sound, a strait in the US Virgin Islands, indicated on the bottom right.
The site plan is annotated in notations in red and includes a legend identifying various sections of the estate.
Accompanying the main plan are what seem to be nine other construction diagrams and architectural plans, featuring layouts for marina coverings.
